How to Secure a Property (Step-by-Step Guide)

Thank you for viewing a property with us. If you would like to secure it, please follow the steps below:

1. Submit an Application Form

To register your interest in a property, you must complete our online application form:

• Visit www.bathstudentrentals.com
• Go to the Students page
• Scroll down to Student Application Form
• Or use this link: https://www.bathstudentrentals.com/property-application/

Important:
Please make sure you include the full property address on the application form. If the address is not entered correctly, your application will not appear on our system.

2. Your Application is Sent to the Owner

Once you have completed the form, we will send your application to the owner the next working day for their consideration.

If your application is accepted, we will contact you the following day.

• If acceptance falls on a Friday, we will contact you on Monday.
• We do not call on Saturdays or Sundays.

3. Paying the Holding Deposit

If you are accepted, you will be given 24 hours to pay the holding deposit.

Please note:
The property remains available to other groups until the holding deposit has been received.

The holding deposit amount is one week’s rent/licence fee.

Once the holding deposit is paid:

• The property will be removed from the market.
• We will inform other groups that it has been reserved.

4. Referencing and Documentation

Once the holding deposit has been received, we will begin:

• Referencing
• Right to Rent checks
• ID checks
• Sanctions checks
• Drafting the agreements

5. 10-Day Legal Deadline

We have 10 days to fully complete the process.

This 10-day period includes:

• Completing referencing
• Signing the agreement
• Paying the remaining full deposit
• Paying the first month’s rent/licence fee

To avoid delays, please respond promptly to any emails from us or our referencing provider.
